Living in Hawkwood Calgary: Why Buyers Love This Established NW Community

If you're looking for a home in Northwest Calgary, Hawkwood is a community worth considering.

Known for its mature trees, spacious homes, quiet streets, and excellent amenities, Hawkwood offers the charm of an established neighbourhood with plenty of conveniences nearby.

And with the addition of Hawkwood Community Park, there's even more to love about living here.

Whether you're raising a family, looking for more space, or simply want a great neighbourhood to call home, here's what makes Hawkwood stand out.

An Established Community With Character

Developed primarily during the 1980s and 1990s, Hawkwood has grown into a beautiful, established community filled with mature landscaping, tree-lined streets, and well-maintained homes.

Unlike newer neighbourhoods where trees and landscaping are still growing, Hawkwood already has that comfortable, lived-in feel.

Many properties feature generous yards, double garages, developed basements, and spacious floor plans.

For buyers exploring Hawkwood Calgary real estate, there's a good variety of detached homes, from beautifully renovated properties to homes offering opportunities for updates and personalization.

Hawkwood Community Park – A Neighbourhood Highlight

One of the best additions to Hawkwood in recent years has been Hawkwood Community Park, located at 85 Hawkhill Road NW.

Opened in 2022, this impressive recreational space has become a popular gathering spot for residents and a fantastic amenity for families.

The park offers something for just about everyone, including:

  • Outdoor skating and hockey in the winter

  • Tennis and pickleball courts

  • Basketball facilities

  • Zip line and parkour features for kids

  • Fire pit and picnic areas

  • Walking pathways and green spaces

  • Community events and seasonal activities

What makes the park particularly special is the community effort behind it. Years of planning, fundraising, and volunteer dedication helped bring this fantastic space to life.

It's a place where kids can play, families can spend time together, and neighbours can connect throughout the year.

For anyone considering homes for sale in Hawkwood Calgary, this park is definitely one of the neighbourhood's standout features.

Schools, Parks, and Outdoor Living

Hawkwood offers plenty of opportunities to enjoy the outdoors beyond the community park.

Neighbourhood playgrounds, pathways, and green spaces make it easy to get outside, while nearby Nose Hill Park offers extensive trails and natural areas to explore.

Families also appreciate having Hawkwood School within the community, along with additional school options in surrounding neighbourhoods.

As always, school designations should be confirmed directly with the appropriate school board.

Shopping and Convenient Access

Another great thing about living in Hawkwood is its location.

Nearby Crowfoot Crossing offers everything from grocery stores and restaurants to shopping, entertainment, and professional services.

Residents also enjoy convenient access to Crowchild Trail, Stoney Trail, and John Laurie Boulevard, making it easy to get around Northwest Calgary and beyond.

The nearby Crowfoot CTrain station provides another commuting option.

It's a great balance of quiet residential living without feeling disconnected from the rest of the city.

Is Hawkwood a Good Place to Buy a Home?

For buyers looking for an established Northwest Calgary neighbourhood, Hawkwood has plenty to offer.

Spacious homes, mature trees, convenient amenities, and excellent recreational facilities make it an appealing option for a variety of buyers.

Home prices can vary depending on the size, condition, renovations, and location of a property, so understanding recent sales and current competition is important.

Whether you're searching for a move-in-ready home or something you can renovate over time, Hawkwood is worth exploring.

Hawkwood Isn't Just a Community I Work In – It's Home

On a personal note, Hawkwood is especially meaningful to me because it's where my family and I call home.

We get to enjoy many of the things that make this neighbourhood special firsthand, from the mature trees and quiet streets to the fantastic Hawkwood Community Park.

Living here gives me a personal appreciation for what makes Hawkwood such a great community. I'm not just helping people buy and sell homes in the neighbourhood—I'm also a proud member of it.

With approximately 20 years of experience in Calgary real estate, I bring both professional knowledge and a personal connection to the area.

If you're thinking about buying or selling a home in Hawkwood, I'd love the opportunity to help.

How to Choose the Right Calgary Realtor to Sell Your Home

Selling your home is one of the biggest financial decisions you'll make, and choosing the right Realtor can have a significant impact on your experience and the final result.

With so many real estate agents in Calgary, how do you know who is the right fit?

It's not always about hiring the agent with the most signs around town or the biggest social media following. It's about finding someone with the experience, local market knowledge, marketing strategy, and negotiating skills to help you get the best possible result.

Here are a few important things to consider before choosing a Calgary Realtor to sell your home.

1. Experience Matters, Especially in a Changing Market

Calgary's real estate market is constantly changing. What worked when homes were selling in multiple offers within days may not work in a more balanced or slower market.

An experienced Calgary Realtor understands how to adjust their strategy depending on market conditions.

Ask potential agents:

  • How long have you been selling real estate in Calgary?

  • How do you approach pricing in today's market?

  • What do you do when a property isn't getting showings?

  • How do you handle negotiations when buyers have more options?

An agent who has worked through different market cycles can bring valuable perspective when things don't go exactly as planned.

2. Pricing Your Home Correctly Is Critical

One of the biggest mistakes sellers can make is choosing a Realtor simply because they suggest the highest listing price.

While everyone wants to get top dollar for their home, an unrealistic asking price can actually work against you.

Overpriced homes often experience fewer showings, longer days on market, and eventually price reductions.

A good Calgary listing agent should provide a detailed comparative market analysis that considers recent sales, current competition, neighbourhood trends, and buyer demand.

The goal isn't simply to list your home at the highest possible price. It's to position your property where buyers see value and are motivated to take action.

The right price, combined with the right marketing strategy, can make all the difference.

3. Ask About Their Marketing Strategy

Putting your home on MLS is important, but it shouldn't be the entire marketing plan.

Today's buyers are searching for properties across multiple platforms, including Realtor.ca, Google, Instagram, Facebook, and individual real estate websites.

Your Realtor should have a clear strategy for getting your property in front of the right audience.

At Real Edge Group, our approach can include:

  • Professional real estate photography

  • Engaging property videos and social media reels

  • Exposure through Realtor.ca and MLS

  • Targeted digital and social media marketing

  • Promotion through our established client and buyer database

  • Open houses when appropriate

  • Ongoing monitoring of online engagement and buyer activity

Every property is different, and the marketing plan should reflect that.

A downtown Calgary condo may require a different approach than a detached family home in Northwest Calgary.

4. Communication Should Be a Priority

One of the most common frustrations sellers have is not knowing what's happening with their listing.

Are buyers viewing the property online? How many showings have there been? What feedback are buyers providing? Is the competition changing?

You shouldn't have to chase your Realtor for answers.

Before hiring an agent, ask how frequently you'll receive updates and what information will be included.

At Real Edge Group, we believe sellers should understand what's happening with their property throughout the listing process.

That means regular communication about showings, feedback, online marketing activity, competing listings, and any recommended adjustments.

Even when there isn't much activity, communication matters.

5. Local Calgary Market Knowledge Makes a Difference

Calgary isn't one single real estate market.

Conditions can vary significantly between communities, property types, and price ranges.

A detached home in Tuscany may attract a very different buyer than a townhouse in Marda Loop or a condominium in the Beltline.

The right Calgary Realtor should understand these differences and how they influence pricing, marketing, and negotiations.

They should also be able to explain what buyers are looking for in your particular area and how your property compares with the competition.

Local knowledge helps sellers make informed decisions rather than relying on general market headlines.

6. Negotiating Skills Are Just as Important as Marketing

Getting an offer is exciting, but the work doesn't stop there.

Price is only one part of a real estate transaction.

Conditions, possession dates, deposits, financing, inspections, and other contract terms can all affect the outcome.

An experienced Realtor should know when to push, when to compromise, and how to keep a transaction moving forward.

Sometimes the highest offer isn't necessarily the strongest offer.

Having someone who can evaluate the entire offer and protect your interests is extremely important.

7. Choose Someone You Trust

At the end of the day, selling your home is a partnership.

You want someone who will give you straightforward advice, even when it isn't necessarily what you want to hear.

That could mean recommending a different asking price, suggesting improvements before listing, or having an honest conversation about changing market conditions.

The best Realtor for you isn't necessarily the one who promises the most.

It's the one who has a realistic plan, communicates consistently, and is committed to helping you achieve your goals.

Getting Your Calgary Home Ready for Winter: 10 Things Every Homeowner Should Do

Winter in Calgary has a way of sneaking up on us. One day we're enjoying beautiful fall weather, and the next we're scraping ice off our windshields and wondering where we put the snow shovel.

With freezing temperatures, heavy snowfall, and the occasional Chinook bringing dramatic temperature swings, preparing your home for winter is especially important in Calgary.

Whether you've owned your home for years or recently purchased your first property, a little maintenance now can help prevent expensive surprises later.

Here are 10 things every Calgary homeowner should consider before winter arrives.

1. Have Your Furnace Serviced

Your furnace works overtime during Calgary winters. Having it inspected and serviced before the cold weather arrives can help identify potential problems before they turn into costly repairs.

It's also a good time to replace your furnace filter and check that your thermostat is working properly.

2. Disconnect Your Garden Hoses

This is one of the easiest things to forget!

Disconnect outdoor hoses, drain them, and shut off exterior water lines where applicable. Frozen water inside pipes can expand and cause significant damage.

3. Clean Your Gutters

Fall leaves and debris can clog gutters and downspouts, preventing water from draining properly.

When temperatures fluctuate during Calgary's freeze-thaw cycles, trapped water can contribute to ice buildup and potential damage.

4. Check Your Windows and Doors

Feel a cold draft around your windows or doors?

Inspect weatherstripping, seals, and caulking. Small gaps can let cold air inside and increase heating costs throughout the winter.

5. Inspect Your Roof

Calgary's snow, wind, and changing temperatures can be tough on roofing materials.

Look for missing or damaged shingles and check for any signs of leaks. If you're unsure about your roof's condition, consider having a professional inspect it.

6. Prepare Your Fireplace

If you have a wood-burning fireplace, arrange for a chimney inspection and cleaning as needed.

For gas fireplaces, consider having the unit inspected to ensure it's operating safely and efficiently.

7. Test Smoke and Carbon Monoxide Detectors

With furnaces and fireplaces running more frequently, winter is a good reminder to test your smoke and carbon monoxide alarms.

Replace batteries where necessary and check the manufacturer's recommended replacement dates.

8. Get Your Snow Removal Equipment Ready

Don't wait until Calgary's first major snowfall to discover your snowblower won't start!

Check your shovels, snowblower, and ice melt supplies ahead of time.

It's also worth reviewing Calgary's sidewalk snow-clearing requirements so you're prepared when the snow arrives.

9. Protect Your Outdoor Spaces

Store or cover patio furniture, drain irrigation systems, and prepare outdoor faucets and equipment for freezing temperatures.

If you have trees or shrubs, consider whether they need additional protection from heavy snow or winter conditions.

10. Check Your Attic Insulation

Proper insulation can make a big difference during Calgary's colder months.

If your home struggles to maintain a comfortable temperature or your heating bills seem unusually high, it may be worth having your attic insulation and ventilation assessed.

A Little Preparation Goes a Long Way

Owning a home in Calgary means dealing with some pretty unpredictable weather. Taking care of these maintenance items before winter can help protect your investment, improve comfort, and potentially save money on repairs.

And if you're thinking about selling your Calgary home this winter or early next year, keeping up with maintenance can also make your property more appealing to potential buyers.

At Real Edge Group, we believe looking after your home is just as important as finding the right one.

Whether you're buying, selling, or simply wondering what your Calgary property might be worth in today's market, our team is always happy to help.

Calgary Flames Hockey… and this season is extra special

There's something about hockey season in Calgary.

The temperatures start dropping, Flames jerseys come out of the closet, and suddenly everyone's talking about the latest game.

But the 2026–27 NHL season is a little different.

This year marks the Calgary Flames' final season playing at the iconic Scotiabank Saddledome before their planned move to Scotia Place.

And for longtime Flames fans, that's a pretty big deal.

Saying Goodbye to a Calgary Landmark

The Saddledome has been part of Calgary's skyline since 1983.

It's hosted the 1988 Winter Olympics, countless hockey games, concerts, and major events!

For many Calgarians, it's also where they watched their first NHL game, celebrated a big win, or spent an unforgettable evening with friends and family.

Whether you're a diehard Flames fan or someone who only catches a few games each season, it's hard to imagine Calgary without the Saddledome.

A Season Full of Memories

The Flames opened their season at home against the Seattle Kraken on October 1.

October has already brought several exciting matchups, but there's still more hockey ahead.

The Flames are scheduled to host Seattle again on October 30 for a special Halloween-themed game.

And, of course, there's nothing quite like the Battle of Alberta.

Calgary visits Edmonton on October 28, giving fans another opportunity to enjoy one of hockey's biggest rivalries.

More Than Just Hockey

Professional sports are an important part of what makes Calgary such a great city.

Whether it's the Flames, Wranglers, Hitmen, or our other local teams, sporting events bring people together.

They're also a great way to introduce kids to the excitement of live sports.

There's something special about watching a young fan experience their first hockey game.

The noise, the excitement, the music, and the atmosphere are memories that can last a lifetime.

Looking Ahead to Scotia Place

With the new Scotia Place development to become the Flames' home for the 2027–28 season, Calgary is preparing for a new chapter in its sports history.

The new arena will change the city's entertainment landscape, but the Saddledome will always hold a special place in Calgary's history.

Let's Enjoy This Season!

Regardless of where the Flames finish in the standings, this season is about more than wins and losses.

It's an opportunity to celebrate a building that's been part of Calgary for more than four decades.

If you haven't been to a Flames game in a while, this might be the year to make it happen and the prices will never be lower!

Go Flames Go!

Halloween in Calgary 2026: Spooky Fun for the Whole Family!

Whether you're looking for something fun to do with the kids, a spooky date night, or a genuinely terrifying haunted house, there's no shortage of Halloween activities happening around the city.

Here are a few events worth checking out as October comes to an end.

1. ZooBOO at the Calgary Zoo

October 31 – November 1, 2026

Looking for a Halloween activity that's fun without being too scary?

ZooBOO at the Wilder Institute/Calgary Zoo is a great option for families with younger children.

Kids can dress up in their favourite costumes, enjoy Halloween-themed activities, visit treat stations, and explore the zoo.

It's a fun way to celebrate Halloween while enjoying one of Calgary's most popular family attractions.

2. Pumpkins After Dark at WinSport

Running through October 31, 2026

Imagine walking through an outdoor display filled with thousands of glowing pumpkins!

Pumpkins After Dark features elaborate carved pumpkin displays, illuminated sculptures, music, and special effects.

It's a great evening activity for families, couples, or anyone who loves Halloween.

Don't forget to dress warmly. It is Calgary in October, after all!

3. ScreamFest

October 29–31, 2026

If you're looking for something a little more intense, ScreamFest might be exactly what you're after.

Held at GMC Stadium, this popular Halloween attraction features haunted houses, carnival games, and plenty of scares.

This one's better suited to people who enjoy being frightened rather than families looking for a gentle Halloween experience.

4. Frights & Delights at The Confluence

October 30–31, 2026

The Confluence is hosting a two-day Halloween celebration with something for different age groups.

October 30 features an adults-only evening market with spooky activities.

October 31 brings a family-friendly celebration with crafts, games, trick-or-treating, and vendors.

It's a great opportunity to explore a historic part of Calgary while celebrating Halloween.

5. Halloween at Home

Sometimes the best Halloween memories happen right in your own neighbourhood.

Calgary has plenty of communities where families get into the Halloween spirit with decorated houses, creative costumes, and neighbourhood trick-or-treating.

If you're heading out with little ones, remember to bring a flashlight, dress for the weather, and watch for vehicles.

And if you're handing out candy, a well-lit walkway makes a big difference.

Enjoy Halloween, Calgary!

One of the things I love about Calgary is how much there is to do throughout the year.

From family-friendly celebrations to haunted attractions, there's something for just about everyone this Halloween.

Whatever your plans, have a safe and fun Halloween!
